Thank you for your interest in joining our team. This assessment helps us understand how you think — not what you already know.
You don’t need property management experience to do well here. We are looking for clear thinking, sound judgment, and the ability to handle pressure with composure. Many of our best Property Managers came from outside this industry.
Important: This is a live-proctored, locked-down assessment
A member of the Sungate team will be present (in person or by video) for the entire assessment, and this page also tracks integrity signals automatically. Before you begin:
- You are visible to the proctor on camera throughout the assessment
- You are alone in the room with no one assisting you
- You have closed all other browser tabs, apps, and AI tools
- Your phone is set aside and not in use
- You will not look up answers, search online, or copy/paste from other sources
What this page will do automatically: the assessment will enter fullscreen, log any time you leave the tab or exit fullscreen, disable copy/paste on the questions, and time each answer. None of this replaces the proctor — it supports them.
If you need a moment — for water, restroom, or to clear your head — please tell the proctor first. We want you to do your best work.
What to expect

- Ten realistic scenarios from a Property Manager’s day (about 20 minutes)
- Two short written responses to see how you reason through ambiguity (about 10 minutes)
- Ten quick working-style questions (about 5 minutes)
- A short integrity attestation
How we score
There is rarely one perfect answer. We are watching for prioritization, empathy, integrity, and the ability to think through second-order consequences. Take your time. Read each scenario fully before answering.
Total time: approximately 35–40 minutes. Please complete in one sitting — refreshing the page will reset your progress. Your honest, in-the-moment thinking is exactly what we want to see.
